Personal story
I'm Theresa De La Rosa, a North Texas real estate broker, but my understanding of relocation and new construction goes beyond helping clients buy and sell homes. I've experienced it myself.
Four years ago, my family and I relocated from Florida to North Texas. We purchased a new-construction home without ever seeing it in person before moving in.
My mother and our real estate agent became our eyes and ears on the ground, sending videos, checking on progress, and helping us follow up throughout the process.
I remember what it felt like to make important decisions from hundreds of miles away, relying on photographs, video walkthroughs, and other people's observations. I learned firsthand how important it is to ask the right questions, verify details, and have someone local who understands what to look for.
But one of the biggest lessons wasn't about the house. It was about choosing the right community.
The agent who helped us relocate wasn't familiar with the lifestyle-focused master-planned communities available in North Texas. We didn't fully understand the different options until we were already living here.
After spending time selling homes throughout Argyle, Northlake, and the surrounding communities, I developed a much deeper understanding of what makes these neighborhoods different—from builders and amenities to everyday convenience.
Eventually, my family decided to build again, this time in a lifestyle community that better suited the way we wanted to live.
And what a difference that made.
Today, we love having work, recreation, and school connected within our community. It's the kind of convenience that's difficult to fully appreciate until you've experienced it.
Why This Experience Matters for Buyers
My experience changed the way I approach new construction and relocation.
I understand the questions buyers have when they can't be here in person. I understand how easy it is to focus on a beautiful floor plan without fully considering the neighborhood, construction details, ownership costs, or everyday lifestyle.
And I understand how important it is to have someone who knows the area—not just the homes.
That's why I created NewBuildNTX: to give buyers practical information about building and buying new construction in North Texas, including the questions I wish I'd known to ask during my own relocation.
Whether you're moving from another state or already live in North Texas, my goal is to help you understand your options, compare communities and builders, and make informed decisions before signing a contract.
Because choosing the right home matters. But choosing the right place to live can make just as much difference.

Homesite checklist
Before You Choose Your Homesite: 6 Questions Worth Asking
Picking a homesite is as important as picking a floor plan. These six questions help you compare lots with the same eyes you'd use to compare houses, before you commit.
-
Sun & Orientation
Where will the afternoon sun hit your home, patio and backyard?
-
Drainage & Grading
How does stormwater move across and around the property?
-
Privacy & Future Views
What could eventually be built behind or beside the homesite?
-
Lot Fit & Easements
Could setbacks, utility easements or building restrictions affect your plans?
-
Lot Premium & Ownership Costs
What is included in the lot premium, and are there additional assessments or fees?
-
Location Within the Community
How close will the home be to amenities, roads, schools and future construction?
These are questions to investigate, not guarantees. For any homesite you're serious about, verify specifics with the builder and the relevant authorities in writing.
